What to expect

The closing, step by step

Most people close on a house two or three times in their life. Here is the whole sequence, so nothing on closing day is a surprise.

Before you wire anything

Contract & order opened

We receive the executed contract, open the file, and confirm the closing date with all parties.

Title search & examination

Public records searched for liens, judgments, easements, and chain-of-title defects.

Commitment issued & cleared

Requirements and exceptions are listed, then cleared — payoffs ordered, releases obtained.

Closing disclosure & figures

Final numbers reconciled with the lender and reviewed with buyer and seller in advance.

Signing

Typically one to two hours. Bring a government photo ID and, for cash to close, a wire sent after verbal verification.

Funding, recording & policy

Funds disburse, the deed and deed of trust record with the county, and the final policy issues.

Title FAQ

Common title & closing questions

Custom in Tennessee generally has the seller paying for the owner's policy that protects the buyer, and the buyer paying for the lender's policy. Custom is not law — allocation is negotiable and is set by your purchase contract.
The lender's policy protects the lender, not you. An owner's policy is what defends your equity against a forged deed, an unknown heir, an unreleased lien, or a boundary claim — and it is a one-time premium that lasts as long as you own the property.
Typically real estate commissions, the owner's title policy, state transfer tax of $0.37 per $100 of consideration, prorated property taxes, recording fees, and any negotiated concessions — commonly landing in the 6–10% range with commissions as the largest piece. Use the net sheet above for your specific numbers.
Thirty to forty-five days for a financed purchase; ten to fifteen days for cash. The pace is usually set by the lender's underwriting, the property valuation, and how quickly title requirements clear.
A valid government-issued photo ID, your Social Security number, proof of homeowners insurance for a purchase, and any documents your lender requested. Cash to close should be wired in advance — after you verbally verify the instructions — or brought as a cashier's check if the amount is small.
